1. What must I bring with me to tour an apartment?
We require a government issued photo identification for all tours.

2. What are your fees and monthly charges?
We charge a $50 application fee per applicant, a $150 non-refundable reservation fee, and a $200 deposit. Applicant credit results may result in a larger deposit requirement.

3. What are the income and credit qualifications?
We require a gross household income of three times the rent. Guarantors must earn four times the rental amount to qualify. Positive credit standing is required for standard approval. Lower scores may require an additional deposit or denial.

4. What is acceptable “proof of income” to sign a lease?
We require the last two consecutive paystubs (30 days), a current LES, last year’s W-2, 3 months’ bank statements or an official offer letter to verify income.

5. What happens if I qualify for an apartment, but my roommate does not?

Application results are based on a household decision. The individual would need to be re-screened separately to determine approval. Any applicant not approved cannot move into the apartment home.

6. Is my application deposit totally refundable?
If your application is declined your application deposit will be refunded. If you cancel your application for any reason your application deposit will be retained as liquidated damages. Otherwise, your application deposit is applied to your security deposit and will be refunded, less any deductions, within 45 days of move-out.

7. If I get a job transfer, can I break the lease?
If you are terminating your lease for any reason other than military service transfers, you are responsible for lease cancellation fees.

8. Can I change to a month-to-month lease plan after my first year?
After you have completed your lease term, you are eligible to continue on a month to month basis for a $200 per month additional charge (based on the market rent).

9. How long is the term of the lease?
We can offer flexible lease terms which range from 6-13 months. Lease premiums may apply based on lease term.

10. Do you accept leases for short terms?
Yes we do offer short term leases. Short term premiums will apply.

11. Do you offer furnished apartments?
Yes we offer furnished apartments complete with a furniture package and housewares package. Utilities can also be included if needed.

12. Do you offer corporate apartments?
Yes we offer corporate apartments.

13. If something needs to be repaired in my apartment, how do I report it?
For your convenience we have a Resident Portal available via the property website. You can send your non-emergency request 24 hours a day 7 days a week. One of our maintenance team members will promptly address the problem within 48 business hours.

14. Are residents permitted to paint their apartment?
Please contact the leasing office.

15. When is my rent payment due?
Rent is due on the first day of each month.

16. What day of the month am I liable for a late charge?
Any rental payments received after the 5th of each month are considered late and a 10% late fee is applied. If you are paying your rent late you will also forfeit any monthly discounts you are receiving.

17. Will you accept electronic payments from my bank?
We accept Visa, MasterCard, and Discover for a small transaction fee. We also accept electronic payments from your bank account. You can also set-up recurring automatic payments from your bank account. All electronic payment options are available via our Resident portal.

18. Is there a place where I can pay my rent after office hours?
There is a rent drop box located at the management office that is accessible to you from outside the office. You can also pay online through our Resident Portal.

19. There is a person who might be staying with me for a while, is that permitted by the lease?
Any guest staying for longer than seven consecutive days will require written permission from the leasing office. Anyone living in the apartment home must submit an application and meet our credit and background standards.

20. My children live with me in the summer; do I need to notify your office when they arrive?
For your safety, any guest staying for longer than seven consecutive days will require written permission from the leasing office. This includes anyone under 18.

21. Am I required to have renters insurance?
You are not required to have renter’s insurance, but we highly recommend it.

22. Can I install my satellite dish at my apartment?
No.

23. Where do I register to Vote?
Voter registration can be done in person at the Department of Motor Vehicles or on their website at www.dmv.state.va.us

24. How is your property different from the competition?

25. Will you accept my delivery packages for me?
Yes as long as it is picked up within 24 hours. We do not accept perishable items.

26. What utilities are included in my lease?
High-speed internet, cable package, door-to-door trash pick up and recycling, high-end washer & dryers, personal alarm system and pest control.

27. Is there any additional storage space available at your property?
Yes, we do offer additional climate-controlled storage for an additional monthly fee at Colony Village.

28. Do you have reserved parking?
Yes, we offer garage parking for an additional monthly fee.

29. I have a motorcycle, where can I park it?
You can park in lot at your own risk or reserve a garage.

30. Does the property have a fitness center?
Yes, we offer a 24-hour strength training & cardio facility; a yoga studio, located in the clubhouse.

31. Does the property have a swimming pool?
Yes, we offer a resort-style pool with outdoor kitchen located beside the clubhouse.

32. Does the property offer on-site recycling?
Yes, door to door trash service also includes recycling.

33. Are gas grills permitted at your property?
Due to the county regulations, no open flame cooking devices are permitted at your apartment. For your convenience, we have added a Poolside Kitchen area.

34. Do you have a list of Preferred Employers?
Yes, we offer a waived application and reservation fee if you are employed with one of our Preferred Employers. Please contact the Leasing Office for a current list of employers.

35. What kind of pets do you allow? Do you permit exotic pets?

Acceptable animals include domestic cats, dog, turtles, non-poisonous frogs, domestic hamsters, hermit crabs, gerbils, and small domesticated birds and domestic fish. If dogs are permitted (site specific),  the following breeds of dogs (or any mix of the following breeds) are prohibited: Pit bulls (including American Staffordshire Terriers and Staffordshire Bull Terriers), Rottweilers, German Shepherds, Huskies, American Bull Dogs, Alaskan Malamutes, Doberman Pinschers, Chow Chows, Great Danes, St. Bernards, Mastiffs, and Akitas. Additional prohibited animals include snakes, spiders, ferrets, and iguanas. When and if an approved animal is permitted on a property, additional pet privilege fees are required and additional requirements may be imposed. Pets must be at least 6 months of age. A non-refundable pet privilege fee is due prior to the pet taking occupancy. This fee is used to cover treatment and cleanliness of common areas and other pet related activities undertaken to preserve the aesthetics and value of our community. This policy does not apply to disabled persons who require the use of a support animal, which will be reviewed on an individual basis.

36. How many pets may I have?
We allow 2 pets per apartment with a combined weight of no more than 100lbs. Pets must be at least 6 months of age.

37. Are there any deposits, special fees, or monthly charges to have a pet?
We charge a nonrefundable pet privilege fee of $350 for the 1st pet, and $175 for the additional pet. There is pet rent at $10 per month.
